What happens when you inherit a home or are left with the home of a deceased loved one?

Probate is the court-supervised process of authenticating a last will and testament if the deceased made one. It includes locating and determining the value of the decedent’s assets, paying his final bills and taxes, and, finally, distributing the remainder of the estate to the deceased’s rightful beneficiaries.

Be sure to hire an agent who’s got experience in dealing with estates and is able to understand and set proper expectations throughout the process. The agent should also be familiar with the forms and processes that are needed. An experienced professional will be able to partner with the family members or those handling the estate, as well as any attorneys involved in the estate.

Your Realtor’s job is to guide and protect clients and help you through the process professionally, as smoothly and seamlessly as possible. They should review all the documents, and ensure that you understand the process.

When we’re working with estate properties, I generally meet the family or executor / executrix or administrators at the property for the initial appointment. We assess the property together as we through the house/property. From there I can give you ideas on things that might be worth fixing, updating or upgrading, as well as recommending contractors who can do the work if needed.

Should You Sell The Property “As-Is”?

There are certainly instances where it makes sense to offer an “as-is” condition for the sale of the property, pricing the property to reflect the current condition.

During an estate transaction, be sure to discuss with your Realtor your expectations, timelines that need to be met, etc.. If you need a list of trusted reputable contractors in the area to complete repairs, updates or upgrades, your Realtor can likely assist with this as well.

Oftentimes when dealing with estate properties, Realtors deal with sellers’ representatives (either family, administrators or executors) who do not live locally.

An experienced Realtor should be able to provide recommendations for people to clean out/empty the property, make repairs, upgrades or updates and ensure that the property is secured throughout the process. They should also make sure you have great communication and feedback during the entire process.
