Additionally, there were 307 homes listed in December 2018. The median list price was $162,000 and the median sold/settled price was $160,000. This represents 4.9 months of inventory. Keep in mind that 6 months of inventory is considered a ‘balanced’ seller/buyer market, so we are still slightly slanted towards a sellers’ market in Berks County. The average days on market for the sold properties was 71 days.
